The Montgomery Homeownership Program II, an initiative of the Maryland Mortgage Program in partnership with Montgomery County, gives eligible homebuyers purchasing in Montgomery County up to $25,000 in down payment assistance.

Maryland Opportunity Grant assists income selected homebuyers with down payment and closing costs associated with purchasing a home in Maryland using the Maryland Mortgage Program (MMP) for Freddie Mac HFA Advantage, conventional mortgages only. We offer an outright grant of 2% of the first loan to support the down payment and closing costs for borrowers with total income up to the level stated for each county.

Neighborhood Housing Services of Baltimore’s Program, Project Reinvest: Homeownership, provides eligible homebuyers purchasing in Baltimore City with $10,500 in down payment assistance which can now be combined with a Maryland Mortgage home loan to make homeownership even more affordable.

The Maryland SmartBuy initiative helps homebuyers with eligible student debt purchase a home. The program offers highly attractive financing and closing cost assistance for move-in ready homes, including loan forgiveness of up to 15% of the purchase price.

Eligible borrowers can work with an approved Maryland Mortgage Program lender to apply for a Maryland Mortgage Program home loan, which provides homebuyers with a 30-year, fixed interest rate home loan along with Down Payment Assistance.

For a limited time, eligible homebuyers that that purchase a home in one of Maryland's Sustainable Communities (see Maryland Mortgage Program Mapper) and who have at least $25,000 in student debt may qualify for a 0.25% discount on the standard Maryland Mortgage P rogram mortgage rate.

Homebuyers can get an even lower interest rate than the standard Maryland Mortgage Program home loan by choosing the Maryland Preferred Rate Program. The lower interest rate helps borrowers obtain significant savings each month on their mortgage payments.

The Maryland Mortgage Grant Assist Program gives eligible homebuyers who use the Maryland Mortgage Program to purchase their home a grant valued at 4% of the first mortgage which is applied to closing costs. This grant does not need to be repaid, and funds available through this grant in excess of closing costs are applied to principle reduction of the purchase. The Maryland Mortgage Program has made homeownership more affordable for thousands of families, and comes with the security that only the state's flagship homeownership program can provide.

Maryland Homefront provides military veterans and active duty military with a special interest rate discount of 0.25% for a 30-year, fixed rate mortgage. This initiative is in appreciation of the contributions made by members of the United States armed services and their families.
